What Affects Home Staging Cost

The price to stage a home comes down to a handful of things. Square footage and room count are the big ones. Every room we furnish means more pieces coming off the truck, more time on site, and more to plan around.

Then there's whether the house is empty or lived in. An empty house needs everything, from sofas and beds down to the lamps and the art. An occupied home already has furniture in it, so we're editing what's there and filling the gaps. Vacant staging almost always runs higher.

What you already own matters too. Sometimes a seller has beautiful pieces and we barely bring anything in. Other times the furniture is oversized or dated and most of it has to go. We can't know which one you are until we see it.

A few other things factor in. How long the house needs to stay staged. The layout, since open floor plans and choppy historic rooms take different amounts of problem-solving. Whether there's an odd bonus space nobody knows what to do with.
